【概要/ Abstract】
处于中国城市化迅速发展后的时代背景下,国内“大开发”模式已逐渐趋于平缓,而高密度中心城区因历史遗留问题出现的大量旧城片区是面临的重要课题。城市发展到一定的阶段,将会进入渐进性本体调控模式。在胡同片区,具体以何种更新策略及开发方式介入到城市更新中,并建立本体调控模式是本次设计探索的方向。
Real estate development has declined after several years of intense urbanization in China. Meanwhile, the renovation of the high-dense old town has become the next issue to take over. Cities always reach to a self-adjust state after fast growing. The attempt is looking for a strategy which can establish the self-renovation system in the Hutong area.

白塔寺片区地处北京市西城区,位于阜成门与朝阳门东西轴线的特殊历史文化风貌区块内,大量的杂院已面临更新问题,区域内并无文物保护级别的完整四合院。片区更新面临以下几个现实问题:占地面积庞大并不能以少数几点的更新改造而带动历史街区的活力;街区内存在“开发”与“保护”的极端状态而导致的街区更新系统的无法建立;公共空间与私密空间的界定面临“边界差值”而导致的公共空间缺失公共性。现存的复杂问题将驱使本次更新尝试走向多元复合化的更新策略。
Baitasi Area a historical Hutong area with lots of decaying common courtyards which located to the west of Forbidden City. The renovation of the area confronts several problems: the area is too large that the provoking of renovation can’t count on rebuilding several houses; there’s no choices in-between preserve and development; the public space loses the publicity. This complex situation needs a diverse-composite solution.
胡同内公共性/私密性的变化 THE SEQUENCE OF PUBLICITY/PRIVACY IN THE HUTONG COURTYARD

目前比较多见的在旧城街区使用“针灸式”的疗法,即通过某些特定位置的建筑改造以期激活整个片区,往往存在着与周边环境不共生、影响范围及深度不可预测、居民参与性不强等一些无法控制的因素。这次试验以转换原本是连接空间的胡同为共享空间的手段,来实现胡同及其周边居住空间的整体结构转换,增加老城区的空间层级,并重塑区域的活力和增强居民的参与感。
A kind of “Acupoint” method which tries to provoke renovation by refresh several houses in the old town is widely applied nowadays. However, there are some shortages. For instance, the houses don’t respond the context, the effects of these houses are unpredictable, and the habitants are not involved. We attempt to activate the historical area and reinforce the responsibility of the habitants by transforming the hutong space into common space, and adding another layer between public and private.
这种转化空间性质的“柔性开发”手段,作为更新体系中兼顾开发与保护的润滑策略,具有明确的空间转换边界,是基于风貌保护协调下的适度功能升级与基础设施完善;同时通过重新界定公众与公共空间的潜在关系,平衡公平利益再分配,促使居民参与到更新规划中。
This “Mild Developing” by transforming the property of space is a renovation strategy between rebuilding and preserving. The transforming area has a solid boundary. At the same time, the public facilities are added or upgraded; the property of the space is re-defined; the responsibility of the habitants is recalled.
