前言 | 大湾区建设的序幕
Preface | Prologue to the construction of the Greater Bay Area

2019年2月，中央印发《粤港澳大湾区发展规划纲要》，正式宣告大湾区建设拉开序幕。作为大湾区的重要城市，深圳毗邻香港，与澳门隔江相望，在聚合粤港澳协同发展方面发挥重要作用。2020年8月，时逢深圳特区成立四十周年，深圳市开启新一批建设项目。

In February 2019, the Central Government issued “the Outline of the Development Plan of Guangdong-Hong Kong-Macao Greater Bay Area”, announcing officially the kick-off of the construction of the Greater Bay Area. Shenzhen, as an important city in the Greater Bay Area, which is adjacent to Hong Kong and across the river from Macau, plays an essential role in aggregating the synergistic development of Guangdong, Hong Kong and Macao. In August 2020, Shenzhen begins a new batch of construction projects during the ceremony of the 40th anniversary of the Shenzhen Special Economic Zone establishment.

2021年9月6日，中共中央、国务院印发的《全面深化前海深港现代服务业合作区改革开放方案》发布，为前海这个“特区中的特区”擘画了崭新前景。前海作为促进发展深港全领域合作的核心区域，粤港澳青年创业区项目应运而生。

On September 6th, 2021, “Comprehensive Deepening of the Reform and Opening-up Plan of Qianhai Shenzhen-Hong Kong Modern Service Industry Cooperation Zone” is issued, which drew a new prospect for Qianhai, the “special zone of Shenzhen”. As a core area to promote the development of Shenzhen-Hong Kong all-round cooperation in Qianhai, the Guangdong-Hong Kong-Macau Youth Entrepreneurship Zone project came into being.

缘起 | 拓展港澳青年创新创业空间
Origins | Expanding the space for innovation and entrepreneurship for young people in Hong Kong and Macau

粤港澳青年创业区项目是前海落实国家战略部署，推进大湾区青年创新创业的重要举措，肩负着打造前海首个聚焦产业加速的深港科创合作载体和具有全球影响力的大湾区青年科创平台这一历史使命。项目由前海服务集团有限公司投资建设和运营，以人工智能、大数据、生命健康、物联网、区块链、云计算、科技文创等产业为重点，是前海贯彻落实《粤港澳大湾区发展规划纲要》关于“拓展港澳青年创新创业空间”要求，助力深圳实现《中共中央国务院关于支持深圳建设中国特色社会主义先行示范区的意见》中“建成具有全球影响力的创新创业创意之都”发展目标的重要举措。

The Guangdong-Hong Kong-Macao Youth Entrepreneurship Zone project is an important initiative of Qianhai to implement the national strategic deployment and promote innovation and entrepreneurship of youth in the Greater Bay Area, and is tasked with the historical mission of building the first industry-focused Shenzhen-Hong Kong science and innovation cooperation carrier in Qianhai and a youth science and innovation platform with global influence in the Greater Bay Area. The project is invested and operated by Qianhai Services Group Co. Ltd. and focuses on artificial intelligence, big data, life and health, Internet of Things(IOT), blockchain, cloud computing, science technology and culture, etc. It is an important initiative for Qianhai to implement the requirements of “the Outline of the Development Plan of Guangdong-Hong Kong-Macao Greater Bay Area ”on “expanding the innovation and entrepreneurship space for young people in Hong Kong and Macao” and to help Shenzhen achieve the development goal of “building an innovative and creative capital with global influence” as stated in the Opinions of the State Council of the Central Committee of the Communist Party of China on Supporting Shenzhen to Build an Advanced Demonstration Zone of Socialism with Chinese Characteristics.

理念 | 低容低密度生态产业园区
Concept | Low capacity and low density eco-industrial park

项目位于深圳市前海蛇口自贸区桂湾片区的前海新中心城市客厅核心区域，占地约9万平方米，总建筑面积约14.3万平方米，包括产业研发、研发配套、文化设施及其他服务设施等业态。

滨海公园创造了从陆地到海洋的过渡空间，城市客厅则是现代都市中必不可少的生活要素，在沿城市客厅伸展的区域内布置文化设施，引导人们由陆地行至滨海步道，正式拉开都市生活的序幕。粤港澳青年创业区作为城市客厅上重要的“连接点”，设计师希望能以开放、多元的姿态，塑造出中国传统山水画的意境，使“山峦”“陆地”“流水”三者间自然和谐的交织流动，带动城市客厅区域活力。

The project is located in the core area of the “City Hall” in Guiwan，the new center of Qianhai, covering an area of about 90,000m2 with GFA 143,000m2, including the function of R&D, R&D supporting facilities, cultural facilities and other service facilities.

The coastal park creates a transition space from land to sea, while the “City Hall” is an essential element of life in the modern metropolis. Cultural facilities are arranged in the area stretching along the “City Hall” to guide people from the land to the coast, opening the prelude to metropolis life. As an important “connection node” of the “City Hall”, the architects of The Guangdong-Hong Kong-Macau Youth Entrepreneurial Zone would like to shape a conception of traditional Chinese landscape painting with an open and diversified attitude, so that the “mountains”, “land” and “flowing water” can intertwined with each other naturally and harmoniously, to drive the vitality of the “City Hall”.

在这样一处独特的环境中，设计师希望项目可以呼应粤港澳岭南地域特色，融合中国园林的空间布局，并以高技派建筑风格，打造出引领湾区、实现青年科技创新创业梦的复合型科创基地。区别于周边地块高密度、高容积率的开发模式，粤港澳青年创业区独树一帜，致力打造出低密度、低容积率的新型产业园区。多层的企业总部式研发用房更易于人与人、人与环境之间的交流互动。宜人的建筑尺度与清新的自然环境提升了园区办公品质，同时也加强了人与城市、环境的紧密联系。

In such a unique environment, the architects hope that the project can echo the regional characteristics of south-China architecture, integrate the spatial layout of traditional Chinese gardens, and create a complex science and innovation base that leads the Greater Bay Area and realizes the dream of youth innovation and entrepreneurship in science and technology with a High- Tech architectural style. Unlike the high-density and high-volume-ratio development mode of the neighboring sites, the Guangdong-Hong Kong-Macao Youth Entrepreneurship Zone is unique and strives to create a new industrial park with low density and low volume-ratio. The multi-story corporate headquarters-style research and development houses are easier to communicate and interact between people to people and people to environment. The pleasant architectural scale and fresh natural environment enhance the office quality of the park, and at the same time strengthen the close connection between people and the city and the environment.

园区从唐长安城的规划中吸取灵感，提出新型、对外开放式“里坊制”街区模式，强调通透的轴线关系，同时提炼岭南园林布局形式，建筑成组成群地围合着一个大庭园，园内的空间像小街坊一样穿插组合，整个园区宛如岭南传统园林的现代诠释。

The zone draws inspiration from the planning of Chang’an City in Tang Dynasty, and proposes a new, open-ended “lifang system” neighborhood model, emphasizing a permeable axis relationship, while refining the layout of south-China traditional gardens, with buildings grouped around a large garden, and spaces within the garden interspersed like small neighborhoods, the whole zone is like a modern interpretation of south-China traditional gardens.

“地表-空中-地下”多层级立体步行体系与绿色体系紧密结合，串联整个园区。园区步行体系又嵌合于前海立体步行体系中，成为城市绿色步行体系的一个重要节点，整个园区高度开放共享。连廊漫步，眺望园区优质景观；各栋三层设置架空休闲区域，为办公人群提供休憩、交流、共享的多元空间，走出室外即到达空中步道，亦是工作亦是生活。

The “surface-air-underground” multi-level pedestrian system is closely integrated with the green system, linking the whole zone. The pedestrian system of the zone is nested in the multi-level pedestrian system in Qianhai, becoming an important node of the city’s green pedestrian system, and the whole zone is highly open and shared. The corridor can be strolled and overlook the high-quality landscape of the zone; the elevated leisure area is set on the third floor of each building, providing a multifaceted space for office workers to rest, communicate and share, and the air walkway can be reached by stepping outside, which is also work and life.

项目为15年租赁用地，为顺应绿色友好的开发要求，以建筑全周期可持续发展策略，采用装配式建造方法。主体结构设计为钢结构，“高技派”的建筑风格呼应了青年创业的主题与园区运营特征。同时，方案从中国传统岭南建筑中提取设计元素：骑楼、走廊、水景庭院，调节园区微气候，实现绿色生态友好节能园区。

The project is a 15-year leasehold site. In order to meet the requirements of green and friendly development, the project adopts assembly-type construction method with the strategy of sustainable development of the whole building cycle. The main structure is designed as a steel structure, and the “high-tech” architectural style echoes the theme of youth entrepreneurship and the operational characteristics of the zone. At the same time, the design elements are extracted from south-China traditional architecture, such as cavalcade, corridor and water garden, to regulate the microclimate of the park and realize a green and eco-friendly energy-saving park.

在建筑能源设计方面，项目使用前海区域冷站供冷，大幅度提高能源利用效率，并利用前海中水系统提供卫生间冲洗及景观浇灌，节约水资源。园区投入运营后，将建设前海“智慧云物联”系统，采用智能云平台优化调节建筑能耗。

In terms of building energy design, the project uses the Qianhai District Energy Station for HVAC, which greatly improves energy utilization efficiency, and uses the Qianhai gray water system to provide toilet flushing and landscape watering, for saving water resources. After the park is put into operation, the Qianhai “Intelligent Cloud Link” system will be built, using an intelligent cloud platform to optimize the regulation of building energy consumption.

技术 | 精致钢构的完美诠释
Technology | The perfect interpretation of exquisite steel structure

文化客厅是项目的标志性建筑，可承办论坛、展览、会议等各类交流活动，其塔楼结构体系为带跨层钢支撑的全钢框架高层建筑，其中钢框架柱、周圈钢支撑、钢框架梁均采用了亚字形截面。建筑师对建筑、结构、幕墙专业都有严格要求。文化客厅的主要特点为结构外露，个性鲜明。建筑幕墙退至跨层支撑、周圈框架柱、框架梁内侧，并与外圈主体结构脱开有一定间隙，确保建筑周圈的主受力结构完全展现。该建筑大到结构体系，小至每一个细部均为建筑师、结构师充分沟通的结果，例如连接节点的造型，甚至连接节点螺栓的排布、大小都进行了充分的研究，在完美展现方案创意的同时，力求结构受力合理、经济、施工便利。

Cultural Hall is the landmark of the project, which can host various communication activities such as forums, exhibitions and conferences. Its structural system is an all-steel frame high-rise building with spanning steel supports, in which steel frame columns, perimeter ring steel supports and steel frame beams are all adopted with subtle sections. The architect has strict requirements for this building, structure and curtain wall specialties. The main feature of the Cultural Hall is the exposed structure and distinctive personality. Curtain wall recedes to the back of the span support, perimeter frame column and frame beam, and is disconnected from the main structure of the outer circle with a certain gap to ensure that the main force structure of the building perimeter is fully displayed. For example, the shape of the connection nodes and even the arrangement and size of the connection node bolts have been fully researched, so as to perfectly show the creativity of the program while striving for reasonable structural stress, economy and convenient construction.

景观 | 都市办公与自然休闲的平衡
Landscape | The balance of urban office and natural leisure

景观设计从场所精神、人性需求和生态平衡出发，寻找适合基地的功能定位，以打造自然共生、共融的办公环境、艺术与创意的活力商业街区、开放与互动的交流空间、多元与风尚的聚集之地为主要设计理念；并根据不同的景观特征支撑各类不同的公共活动，与周边建立联系，连接周边空间，在都市办公与自然休闲之间找到平衡点。

The landscape design starts from spacial spirit, human needs and ecological balance to find a suitable functional positioning for the base, with the main design concept of creating a natural symbiosis and communal office environment, a vibrant commercial district for art and creativity, an open and interactive communication space, and a gathering place for diversity and style; and supporting different kinds of public activities according to different landscape features, establishing connections with the surrounding area, connecting the surrounding spaces, and finding a balance between urban office and natural leisure.

公共空间主要以生活感、社区感、自然感为设计出发点，希望为使用者提供一个社区休闲生活与绿色生态自然相结合的公共空间。方案提取岭南村落传统空间结构，结合现代办公的空间功能，通过结构的提取与剥离，打造一个承载岭南文化延续，公共开放的多元城市空间。

The public space is mainly designed with a sense of life, community and nature as the starting point, hoping to provide users with a public space that combines community leisure life and green ecology and nature. The scheme extracts the traditional spatial structure of south-China villages and combines it with the spatial function of modern offices. Through the extraction and stripping of the structure, it creates a multifaceted space that carries the continuation of south-China traditional culture and is open to public.

室内 | 自由与灵感迸发的创作空间
Interior | A creative space where freedom and inspiration burst forth

项目的室内设计是建筑理念的延伸和外观智慧的渗透。方案沿袭建筑设计的风格与创作手法，坚持“人与自然和谐共生”“可持续发展”的设计理念，采用材料依附于内外的空间流动与转换之中的设计手法，使室内与室外无缝连接。这种高技派建筑空间的处理手法一方面最大限度体现出青年创业者的开放心态，另一方面积极地给予了创业者一个自由与灵感迸发的创作环境。

大堂的设计糅合了科技风与工业感，整体上简练明快。高位天花的大面积黑色高光面金属板吊顶与其下向核心筒区域呈纵向排列的白色灯条形成了刺激而强烈的对比，给人来自星际太空的速度感，视觉感受强烈。电梯厅则呼应每栋建筑的象征色，二层走廊贴近核心筒区域沿用了核心筒墙面同样的纯色钢板，其他区域均采用黑白灰为主色调的配色装饰。因此，以核心筒为中央的纯色体块构成的工业氛围成为每栋大楼进入大堂的一个标志性记忆点。走廊与卫生间的设计同样遵循现代工业波普风，明快简洁的色彩给予视觉强烈的冲击，调动使用者心灵的愉悦。

The interior design of the project is the extension of the architectural concept and the penetration of the exterior wisdom. The project follows the style and creative approach of architectural design, adheres to the design concept of “harmony between human and nature” and “sustainable development”, and adopts the design method of material attachment to the flow and transformation of space inside and outside, so that the interior and exterior are seamlessly connected. On the one hand, this kind of high technology architectural space processing method maximizes the open mind of young entrepreneurs, on the other hand, it actively gives the entrepreneurs a free and inspiring working space.

The design of the lobby is a combination of technological style and industrial sense, with a concise and clear overall. The large black high-gloss metal panel ceiling on the high ceiling and the white light strips arranged vertically under it towards the core barrel area form a stimulating and strong contrast, giving a sense of speed from interstellar space and a strong visual impression. The elevator lobby echoes the symbolic color of each building, and the second floor corridor near the core follows the same solid color steel plate on the core wall, while all other areas are decorated with black, white and gray as the main color scheme. Thus, the industrial atmosphere with the core barrel as the central solid color block becomes a signature memory point for each building when entering the lobby. The design of the corridors and bathrooms also follows the modern industrial pop style, with bright and simple colors that give a strong visual impact and mobilize the pleasure of the user’s mind.
